On what portion of your existing site within the complex of Chobhar Village Resort are you planning these new time share units?

This our best guarantee for providing absolute Peace and quiet to our investors. Purchasers will be given a clear and unobstructed view of the Valley, with an unmatched feeling of spirituality emanating from the Buddhist Monastery headed by Mingyur Rinpoche.

 


What type of construction will this be?

Photo to illustrate type of timeshare construction To achieve a good Yin-Yang sense of balance between old against new, traditional versus modern, we have decided that while the architecture should be “avant garde” and modern, they should also be fully functional and very comfortable. Our concept is to build them low-level, in successive tiers, like the last three steps at the bottom of a stairway. Think of Step 3 as the highest step (top tier) Step two (tier below) will be lower, and step one the lowest and closest to land’s end, with a gorgeous view of the valley.

 


Do I understand there will be three rows, three levels, no unit obstructing the view of any other?

That is correct, because our architects will use the topography of the sloping land to best advantage. This way, there is no way the view of one unit in one row will be obstructed by the presence of another unit in a different row. Besides ….and here is the real novelty for Nepal….the roof of all the units will be FLAT, and planted with GRASS. Those grass roofs will make it that much easier to dissimulate those units into the natural landscape. If we succeed…who knows…they will lose themselves in the Countryside!

 


How many and what size units?

We are planning a total of 22 units, in three rows, plus accommodation for one or two security guards (near the entry, closest to Monastery). Because these units will be constructed essentially for meditation and relaxation, and because we have it on good authority from the Monastery that people who meditate come unescorted, we are inclined to build a majority of single units, and relatively few larger units, unless demand from subscribers for Larger units was otherwise. We do not anticipate that the largest units should be built for more than for four persons. However, it seems desirable to us that it should be possible for those larger units to be “split” or separated into two separate quarters, for 2 + 2, if Required. All this means is that a door would be in the center of the unit, which could be closed or left open, depending on usage as required. As for square footage or metres in each unit, we have no space constraints, and are asking our architects to allow the maximum area suitable to each type of unit that will be constructed to ensure maximum comfort to the occupiers of those units.

 


How fast can you quote a firm price after I give you my space and other requirements, specifying my number of weeks and recurring years?

If we have your complete and precise information, we can give you a firm quote in 15 days maximum.

 


Am I correct in thinking that the price you will quote is per person?

Yes, that is absolutely correct.

 


Anything else you can say about price?

What we would say is that our time share is excellent value particularly for people (like those who come back to Nepal to Meditate for example) on a recurring basis. They will be staying in a haven of peace costing them – no doubt – a lot less than Hotels. When one considers that many hotels charge $100 to $150 a day in Kathmandu to have noise pollution, coming to Chobhar should cut their daily costs by half, or thereabouts.

 


Will I have access to the Café for meals etc.?

Of course, because the Café-restaurant is on the premises and is there for that Purpose. Our café also provides room service to time share users.

 


If as I assume it is likely then that most of your demand will probably come from single Individuals (people who will want to meditate for example) would you nevertheless consider granting a discount if say two people, like a couple, subscribed?

Yes, I think we would probably.

 


Can you name a few points of interest or excursions near the Time Share?

The best known point of interest is Chobhar Gorge which is only 2 km away from us. According to legend, this gorge was created by Lord Manjushree who used his sword to drain the valley of its waters to create Kathmandu valley. Vital Statistics of Nepal?

Population of Nepal is currently 24.5 million and the population of Kathmandu is around the 1 million mark. The population of Chobhar village is 4,000. You may also be interested to know the approximate average temperatures (in celcius) in our area.

Your site mentions floating time or periods. Will those periods all be floating, and how long are they for?

Yes, all those periods will be floating. That means that unlike many other time share resorts, at Chobhar you are not locked in to any particular time during which you are obligated to come. As each period is equivalent to four weeks, that is a total of nearly a month, 28 days, to be exact.

 


And of those four weeks (or 28 days), can those be broken up into smaller periods? Any Restrictions?

The only restriction is that we ask that you stay a minimum of one or two weeks (preferably) in each stay in Chobhar. Certainly not less than 7 days stay at any one time. This flexible policy enables you in fact to come for two weeks in January, say, and again two weeks in September of the same year, thereby using up your total of four weeks in any calendar year.

 


If after purchasing your required minimum of four weeks/period, I wished to buy additional week(s), could I do that?

Yes, we would be happy to consider selling you additional weeks.

 


And if in any one year, I could not come to Nepal, could you find another party to whom to rent to?

We would certainly do our best and probably succeed, but we would not want to guarantee success. As an alternative, owners can post their timeshare for rent on the net. There are many companies who offer rental services among them, www.myresortnetwork.com just to cite one example. They will do for you for a small fee. We cannot recommend one company more than another.

 


What about time share maintenance fees?

As is customary in the industry, we would intend to charge yearly fees, payable yearly in advance. Those fees would serve to cover such items as security, and other traditional
Maintenance items, the total amount of which would no doubt cost far less than the industry norm for other resorts in the west. An exact costing of those items would be submitted at the time of exchange of contracts. Maintenance fees in Chobhar will be reasonable by any international standard.

 


What is the timeframe for delivery of the unit, after we have paid?

We estimate between six months minimum and nine months maximum (in the event of construction delays due to monsoon, specially long holidays such as Dashain, or unforeseen events)


Is the method of payment bank to bank transfer?

Yes, to one of Nepal’s leading commercial banks the Nepal Investment Bank (Head Office) where our company has maintained an account for many years.

 


Can you provide references if requested?

Yes, of course, from the bank on request. We would also propose to put you directly in touch with the Solicitor handling the conveyancing and legal documentation.

 


What extra security can you give?

Subject to contract, we would plan on issuing a share certificate to each Time Share investor, issued by Chobhar “Le village” Resort Pvt Ltd. (Govt Reg #16454/058/59)
